WhatsApp automation for real estate
Property buyers ask a lot before they visit: price per square foot, possession date, loan tie-ups, parking. Most of those conversations already happen on WhatsApp, often on a sales executive's personal phone, where they are lost when the person leaves.
Moving them to a WhatsApp Business API number with a shared inbox keeps every lead with the company, and an automated first reply means nobody waits while the team is on a site.
Where WhatsApp fits in a property sale
| Stage | On WhatsApp |
|---|---|
| Enquiry from ad, portal or hoarding | Instant first reply with project highlights |
| Shortlisting | Brochure, floor plans, price sheet, location pin |
| Site visit | Visit slot agreed by a sales executive |
| Negotiation and booking | Handled by a person, with documents by email or in office |
| Launch or price change | Broadcast to opted-in buyers |
The first reply
Property enquiry reply
Hi {{name}}, thanks for asking about {{project}}. It has {{configurations}} from {{starting_price}}, possession {{possession}}.
Reply 1 for the brochure, 2 for floor plans, or 3 to book a site visit.
Brochures and floor plans
Keep your brochure, floor plans and price sheet as small PDFs or images ready to send. Buyers forward them to family, so put the project name, RERA number and contact on every page. Send price sheets only with the date they apply from.
Booking site visits
When a buyer replies that they want to visit, a sales executive picks up the chat in the shared inbox and agrees a slot. Record it in your CRM. Visit reminders and next-day follow-ups run from your CRM or calendar; we did not find scheduled reminders or follow-up sequences in Tadlo's published plans.
One number, many executives
A shared inbox lets several executives answer from one company number, with chats assigned to the person handling that buyer. When someone leaves, the history stays. Tadlo's plans include 2 to 20 seats depending on the plan.
Launch broadcasts
New tower launches, price revisions and offer windows suit a broadcast to buyers who opted in. A broadcast tool that shows the cost before you send helps you judge whether a list of 5,000 past enquiries is worth messaging. In India, Meta charges ₹0.8631 per delivered marketing message and ₹0.115 per utility message, effective 1 October 2026.
From portal and ad leads
- Click-to-WhatsApp ads open a chat directly, and messages are free for up to 7 days in that window.
- Portal leads can be messaged with an approved template if they agreed to WhatsApp contact.
- Hoardings and site boards can show a WhatsApp link or QR code.
Opt-in and consent
Meta requires businesses to collect opt-in that clearly states the person is agreeing to receive messages from the business, and names the business. Portal leads who only gave a phone number have not opted in to marketing on WhatsApp; ask in your first conversation and record the answer.
What to keep out of automation
- Promises about appreciation or rental returns.
- Legal or title questions, which need your legal team.
- Final prices and discounts, which a person should confirm in writing.
NRI buyers
Buyers abroad prefer WhatsApp to calls across time zones. Video walkthroughs, location pins and document checklists sent in chat help them shortlist before they fly in. Note that Meta charges by the recipient's country, so messages to buyers outside India are billed at that country's rate.
Instagram to WhatsApp
If your projects get attention on Instagram reels, Tadlo can open a WhatsApp chat from Instagram comments, on paid plans of both its products, so interested viewers land in the same inbox as your other leads.
Measure
Track enquiries, site visits booked and bookings by source. Most teams find a small number of sources produce most visits; spend there.
